The Space

The open living area provides a comfortable place to relax after a day of exploring, complete with a wood-burning fireplace for cozy evenings and large windows that bring the surrounding scenery indoors.

The well-equipped kitchen has the essentials for preparing meals at home, along with an eating bar and adjoining dining area. For guests who need to stay connected while away, a dedicated office nook with a desk and chair provides a convenient workspace.

Step outside onto the furnished balcony overlooking Lake Michigan and enjoy your morning coffee with a view, or wind down at the end of the day while taking in one of Northern Michigan’s beautiful sunsets.

With two king bedrooms plus a sofa bed, BeachComber 13/14 offers plenty of room to settle in and enjoy your stay.

Guests are also conveniently located near dining at The Homestead, area golf, and seasonal winter recreation. After a full day of exploring, return to the condo to relax by the fireplace or simply enjoy the beautiful Lake Michigan scenery.

House Rules

  • Check-in from 4:00 PM - anytime
  • Minimum check-in age - 25
  • NO pets, smoking, or parties
  • Rental agreement electronically signed and driver licenses upload required during booking
  • Check-out 10:00 AM
  • Early/Late check-in/out subject to availability
  • $1000 security hold placed 2 days prior to arrival and released 7 days after departure
  • Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. For cancellations made within 60 days prior to the arrival date, no refund will be issued

We are happy you chose our BeachComber 13/14 home for your stay. We hope you will make the most of this cozy home and its amenities. We have put a lot of effort into making it a lovely space. Hence the following House Rules:

  • Homestead pool not available to guests, no grills allowed, *shared use fire pit on the beach (*requires reservation).
  • Lock all doors, windows and garage doors any time you leave the house.
  • Absolutely no animals of any kind, as we are extremely allergic. An additional 1,000.00 fee will be imposed if any site or signs of animals. Sorry we take this seriously we even have our housekeepers only use our cleaning equipment. Violation of this rule will result in immediate termination of reservation without reimbursement for housing of any kind.
  • No Smoking- No smoking of any kind, in the house, including but not limited to nicotine, tobacco products, cannabis or any other smoke or inhaled products. Breaking this rule will incur a $500 fine/fee.
  • No parties or events
  • We leave an initial supply of toiletries and paper towels. 
  • You want to bring any coffees, teas, and extras. 
  • Missing or damaged towels, sheets, quilts, blankets, pillows will be charged to guest at replacement cost.
  • No fireworks.
  • Please park on the cement or gravel area only. No parking or driving on grass or edges is allowed due to possible irrigation and septic damage.
  • Private beach fires are not permitted; use the shared beach fire pit (reservation required).
  • Quiet time is from 11pm-7am daily.
  • Don’t eat in the bedrooms please.
  • We do not expect this to be an issue ever however we are told we must disclose our expectations. Trash/Messy- If the home is left with excessive trash, vomit, bodily fluids we will charge $100 for every extra hour of cleaning required.
  • Accidents/injury=Guests take full responsibility for any accidents, injuries or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm or illness arising from their use of the premises. Guest recognize that they may personally purchase insurance to protect themselves in such events.
  • This property has security surveillance outside in the front and back of this home and in the garage/game room.
